General Information about the Complex

Title Deeds

It is standard procedure to declare the property at an estimated value on the title deeds. It has been indicated by the developer that the full value of the apartment will be declared in the Title Deeds. VAT is included in this price. Your closing costs when you sign the title deeds will be 3.5% of the estimated declared value. These details can be confirmed by your solicitor at the initial stages of the purchase.

 

Maintenance of the Complex

Maintenance Services are provided for EUR 10 per sq. m. annually. These cover maintenance of the building, incl. electricity and water systems and roof, cleaning public areas, gardening, payrolls of staff.

Rental Opportunity

At the heart of the Semiramida Garden concept is the sound rental potential and with its world class facilities, the luxury development meets the requirements of the two main markets for rental, Tour Operators and independent holidaymakers. The complex will function like a hotel and although the ski season is expected to command 75% of the total rental revenue in a 5 month period, accommodation of this kind will also be in demand for walking and sports holidays during the summer months. The owners will be running a full management and rental program to maximise return on investment and will welcome its first guests for the winter season 2007 / 2008.

An exceptional quality investment opportunity in the region is on offer at present. The project "Super Borovets" has been recently approved by the local Municipality, which in conjunction with the major national businesses are investing heavily in to the region. Additional lifts are on the way, 5 start hotels will be built in the area in the next 3 - 5 years. Borovets will remain at the centre of the resort and construction will not be allowed in future, which increases the significance of this project in terms of capital appreciation.

These are situated approximately 50 meters from the complex.

Management of the complex for Apartments that clients wish to rent out

Management of security, common electricity, water, etc. is by BEP according to Appendix 2 of the Preliminary Agreement.

Rental agreements are imminent as BEP are in contact with tour operators: TUI, Nekerman, Thomas Cook, Balkan Holidays etc. for rental agreements for apartments which owners wish to rent out.

 

Local Activities

 

Plenty of things to do in winter! Skiing is the major attraction of course. You can enjoy horse riding (there is a horse riding school in the resort), country walks. Borovets resort is located at the highest point in the mountains compared to Bansko and Pamporovo, which means that the snow stays longer there than at lower levels!

The resort is extremely popular in summer as well as in winter. It is the closest ski resort to Sofia (capital of Bulgaria) and very popular weekend break destination for Bulgarians who enjoy fishing, walking, cycling, gathering mushrooms. The air is crystal clear throughout the year! It is a national park of Bulgaria, which is a paradise for eco-tourists!

The reasons why you should consider investing in Borovets:

One of the most ambitious projects to be undertaken in Bulgaria in recent years, the concept behind the ‘Super Borovets’ project is to expand the current resort of Borovets and turn it into an all year round holiday destination.

The existing facilities will be improved and vastly expanded along with infrastructure and 566 million Euros is expected to be invested. The project has the full backing of the Bulgarian Government and is financed by UK investment fund Equest Investment Bulgaria Ltd (EIB) and the State Fund of Oman together with Glavbolgarstroy and Samakov Municipality.

Super Borovets project provides for the construction of additional 36 km of ski pistes (which will total 78km in total as an addition to the existing infrastructure), new ski lifts, 15 000 bed facilities, and shopping centres.


Investment justification for investing in Borovets:

  • Easy access. The closest ski-resort to Sofia

50 km from the capital city Sofia by a newly built motorway road
- 50 min drive from Sofia International Airport, which is currently under expansion with a brand new terminal scheduled to open in April 2007.
- 90 mins drive from Bulgaria's second largest city of Plovdiv and Plovdiv International Airport.

  • Popular place to spend a weekend or summer holiday for people who live in Sofia. You will not be just targeting the foreign rental market, but local as well, although rental will be lower.
  • The oldest ski resort, the snow stays longer than on other resorts in Bulgaria as it is located at the highest point in the mountains, hence longer renting season in winter!
  • Limited construction – Borovets ski resort is reservation area and a National Park. It guarantees that it will not be overbuilt like Bansko, which in return means no oversupply of properties in future, i.e. good rental returns.
  • Major point – serious investment is on the way in Borovets area called “Super-Borovets” (2007-2012), which means improvement in the infrastructure, 5 star hotels in the surrounding area (not Borovets itself). All this will drive the capital appreciation at a very high rate as they are not even near the prices in Bansko
  • Low cost airlines are flying to Sofia regular and this trend is on increase, which is good news for holidays makes as well as the investors! Many airlines fly to Sofia to name a few: British Airlines, Lufthansa, CSA Airlines, Bulgaria Air etc. Easy Jet started flights to Sofia from London (Gatwick).

Future flights to Plovdiv will open the options to access Borovets from another airport.

What is Super Borovets is about

The project will aim to offer diverse attractions to the tourists, including not only the natural resources, but also the historical and cultural monuments and places of interest.

The region of Borovets will become a year-round resort with modern technical facilities, high tech information centre for tourists and a good transportation infrastructure. Special attention will be paid to hill walkers, extreme sports enthusiasts, horse riding trails, the development of ecotourism, as well as hunting and fishing.

New Gondola Station and improved snowboard runs - when completed the mega resort will offer ski pistes with a total length of more than 80 km.

The new Gondola will also connect this part of the resort to the other pistes, Sokolets – Ivanov Kamuk – Marakudjitsite.

Brand new golf course built at the foothills of the Rila Mountains with spectacular views over the snow capped peaks.

An enclave of exclusive luxury 5 star apartment and hotels will be built in the mountains.

The new project is expected to give work to 10 000 people, who will be employed in the hotels, the maintenance of the equipment and the ski schools for sport and tourism.

When does the Project start?

The ‘Super Borovets’ project is to be split two stages, the first of which is scheduled to be commenced in October 2007. The official opening ceremony with all the government officials including the Bulgarian President and the major investors is held on October 8th 2007.

The construction of the first gondola lift at the low station of Super Borovts has already started. It will link the lower part of the resort with the ski-runs in the area of Markudjitsite. The construction process will take 12 months. The 9.2 – kilometer - long gondola lift is expected to be completed before the beginning of next ski season. It will be transporting 2500 tourists per hour at a speed of 6m/sec.

The Super Borovets Project will be implemented in two phases. It is expected to be completed in the year 2012.The construction costs are estimated at approximately 566 million EURO. All the obligatory permits for the first phase have already been obtained.

Today Borovets is the oldest and the biggest mountain resort in Bulgaria, situated at 1350 m. altitude, and is a modern all year round resort, with luxury hotels, restaurants with international and traditional Bulgarian cuisine, bars where world-famous Bulgarian wines can be tasted, night clubs and discos.
