Located in a new zoning area meaning that all plots cannot build in front of a promenade (mamsha). The advantage of this over other beach front plots is that you can walk along the sea on the promenade in front of all hotels and projects in the new zoning district. This is something not possible in other parts of Hurghada or Al Ahyaa as the new system was not in place when developers built right onto the beach, blocking the sea.
